How cars affect your financial freedom

I had a revelation about cars that has caused me to not really care what mine looks like. It's not that I don't want a really fast car, it is just that there is something I want a bit more: financial freedom.

Is any car worth your financial freedom?

The thing I have noticed is that so many people give up financial freedom for their whole lives solely because of the decisions they make with their cars. I know it sounds like a bold statement, but I think it is frightening how true it is.

For most people, a car is the second largest purchase they ever make. Second only to their home. The huge difference is that even if they make a bad home purchase, generally speaking it will go up in value over time. Car Depreciation on the other hand, is a beast. Regardless of whether you buy a new or used car, is going to go down in value, but the key is how fast does it go down in value?

So, if you compare a new car vs. a 6 year old car, the new car will lose a couple thousand dollars in resale value each year. The 6 year old car on the other hand will lose several hundred each year. If you think about it from an investors perspective, it is easy to see that if you must have an investment that loses value you will probably pick the one that loses LESS each year.

What if your car choice cost you $1 million?

A friend of mine illustrated this concept perfectly. He bought a 10 year old Ford Taurus for $500 from his grandma. He drove the car for 4-5 years and then sold it for $800. Not a bad investment at all.

It is an especially good investment when during the same period I saw friends buy brand new $25,000 cars and trade them in when they got sick of them a couple years later. My first friend had a monthly payment of $0 for 5 years and sold his car at a profit, while the other friends were paying $400+ a month on a car payment and ended up selling their cars for less than they owed. My first friend had that $400 to invest each month. The amazing thing is that one simple decision very well could have made my first friend $1 million in retirement.

That is why I am okay with driving an older car. The new car smell is nice, but not worth $1 million.

Should I never buy a new car?

Dave Ramsey would say yes. I don't necessarily feel that strongly about it, but financially speaking it isn't the best decision. I do realize that there are other "non-financial" factors that could be affecting the decision. But, I will say this - IF you do buy a new car...

These are the best ways to get your moneys worth out of it.

Break the car-payment cycle

The key is to break out of the car payment cycle. Far too many Americans believe that they will always have a car payment. The goal should be to get the cars paid off as fast as possible, then start saving cash to buy the next one with cash. It is a nice feeling to have all your cars paid off and be in a position where you can save $400 a month to buy your next car with cash, rather than using that $400 to pay off a loan.

Hopefully after viewing this post you can get a written perspective on what we can expect of our president. Before viewing this informed document of what our candidates stand for I didn't really know all the facts and what they believed in. Now I have a better understanding of what our candidates stand for. For example, Mccain believes in traditional marriage and Barack Obama doesn't believe in traditional marriage. For a christian the belief that Mccain has is more likeable than Obama's viewpoint. Take deep consideration to this informed voting document as it is very important in our country's future.

You know they say you can't be all things to everyone. Rubbing Alcohol apparently disagrees. After doing a little investigating, I discovered a bunch of uses for it that I never knew about before. The beautiful thing is that you can get Rubbing Alcohol (isopropyl Alcohol) just about anywhere for less than a buck a bottle. It is for these 8 reasons that Rubbing Alcohol is my hero!!

1. Rubbing Alcohol erases "permanent" markers!

Even though they claim to be "permanent," Rubbing Alcohol proves them to be liars. When your 5-year old decides to draw the family on your countertop with a Sharpie, your friend Rubbing Alcohol will come to the rescue. Just dab a cotton ball with it and start rubbing, it will come right off!

2. Rubbing Alcohol prevents ring around the collar!

Are you tired of people thinking that you don't take showers because you have stains on your shirt collar? Well, your friend Rubbing Alcohol wants to help. Just wipe your neck with Rubbing Alcohol each morning before you get dressed. Never again will your shirt collars look like you used them to scrub the floor.

3. Rubbing Alcohol fixes Mosquito Bites!

It will make a slushy ice mix that stays in the plastic freezer bag making it easy to shape. When needed just remove the bag from the freezer and wrap with a towel. And you thought Rubbing Alcohol was just for lighting things on fire!

It is statistically proven that when you have a cold-sore you get kissed fewer times. Rubbing Alcohol does not like news like that. 25 Top Paying Jobs without a Degree

Can you get a good paying job without a degree?

After recently writing about the debate of whether a collge degree was still worth it or not, I have been doing a little bit more research on the topic. I found out about the growing Fauxploma industry and I recently stumbled on an article that talks about the top paying 25 jobs that you can get without a degree.

In the article, the author makes a couple encouraging statements for those without a college degree...

The belief that you need a college education to have a well-paying and rewarding job is quickly fading. A four-year degree definitely has its benefits in the business world, but it's not the only path to a successful career.

and...

"...according to the U.S. Bureau of Labor Statistics (BLS), eight of the 10 fastest-growing occupations through 2014 don't require a bachelor's degree. And these jobs, which include health technology, plumbing, firefighting and automotive repair, are less vulnerable to outsourcing. After all, if a fire breaks out, you need the fire department to be a few blocks away, not halfway around the world."

As I mentioned in the previous posts I wrote about college degrees, regardless of whether or not you get a college degree, you have to be a learner. Success comes from learning. If you don't have a college degree, but you are a lifelong learner devoted to developing yourself and learning new and relevant skills you will be successful. If you are under the assumption (that I was at an earlier point in my life) that you can get a degree, quit learning and coast through life, you are likely to be disappointed.

The New Dollar Bill

The U.S. Treasury is considering a new, special dollar to be printed to help finance the housing bail out. Initial prints have been leaked to select media outlets.  We were lucky to get our hands on the new design. This is what the new dollar bill will look like.

Items Needed for Pre- Qualification

  • Current pay check stubs covering past 30 days.
  • employers name, adress, and phone number covering two years.
  • 2 months bank statements for all open accounts.
  • Driver's License and social security cards.
  • W-2 federal tac returns for previous 2 years.
  • Mortgage statement and/or rental agreement.
  • Complete copies of divorce and/or final judgement.
  • Self employment records.
  • Complete copies or bankruptcy and discharge.
  • Award letter for social security, pension, or other income.
  • Landlords name, address, and phone # covering 2 years.

Also participation is very important in the process of closing a loan.

Have God, it is Hell without Him.

Everyone should have God in their hearts. Even through a busy lifestyle we as children should make time for our heavenly father. God loves us as many times the grains on the shore. God loves us so much. John 3:16 states, "For God so loved the world that He gave His only begotten Son, that whoever believes in Him shall not perish, but have eternal life. Jesus came through the Holy Spirit to leave us with historical text in the Bible. He left us the Bible to remember him and his example, spread the word and have a "how to live life" guideline. He is such an amazing God.

But what should a believer do? A believer should pray, pray about everything! A believer should repent and love. Prayer really does change things. God listens to you, seek him and he will seek you more. We live by faith, not by sight. The essence of faith consists in believing and receiving what God has revealed. It may be defined as that trust in the God of the scriptures and in Jesus Christ who impels loving obedience and good works. Cor 4:16 "We fix our eyes not on what is seen, but what is unseen. For what is seen is temporary, but what is unseen is eternal."

 You dont have to have a religion but a relationship with Christ! Remember there is more than this world and flesh. We have souls that are crying to be saved. God wants all of his children to go to heaven. He actually loves us so much that he is waiting for his return to allow more people to be saved, to enter the gates of heaven. While God is pulling you towards him, the enemy is pulling you back. Remember our heavenly father.

A Mortgage Consultants Role

I have learned alot since starting out in the mortgage business. First of all, how agressive do you want to be? This is an important question because it may be the deciding factor if your successful or not. Being agressive is so important. I find myself to be more passive than agressive but believe me I am working on it. Agressive means to ask questions, learn and bug your managers until they get tired of you. Now be moderate also because you do have to be patience is a virtue but be agressive. Also, my manager Tony Kahkosko's motto is appointment, appointment, and appointment. Getting the client in is very important. First of all, a client wants something in writing, plus if you do not have any of there information or have run their credit their is no way of telling their standings.

Next, setting goals and a list of what you'd like to accomplish is a great idea. It motivates, reminds and influences getting to that destination.

For all of you begginning Mortgage Consultants hang in there. Be agressive, patient, learn as much as you can, set goals and you will make it.
